
Bengaluru-based Vedaanta Senior Living has unveiled an ambitious expansion plan with an investment of ₹800 crore over the next three years to strengthen its footprint across South India. The move comes amid rising demand for professionally managed retirement communities as India’s ageing population increasingly seeks secure, healthcare-oriented and community-driven living spaces.
The company plans to expand its network from 11 operational senior living communities to 24 by 2029. Once completed, these projects are expected to accommodate nearly 2,500 families, significantly increasing the company’s presence in one of India’s fastest-growing residential segments.
Tamil Nadu has emerged as the largest beneficiary of the expansion strategy. Of the total planned investment, around ₹450 crore has been earmarked for projects in the state. Kerala will receive about ₹200 crore, while the remaining investment will be distributed across Karnataka, Telangana and Andhra Pradesh.
According to the company, the expansion is designed to address the growing preference for organised retirement housing that combines independent living with healthcare support, security, recreation and lifestyle amenities. Demand for such communities has accelerated in recent years due to changing family structures, increasing life expectancy and greater awareness of specialised senior care infrastructure.
Vedaanta Senior Living has already invested around ₹450 crore in the segment over the past 11 years. The latest investment plan represents the company’s next phase of growth as it seeks to expand capacity and enter new high-potential markets across southern India.
Alongside its expansion programme, the company is also evaluating strategic external funding to accelerate future growth. Additional capital could help speed up project execution while strengthening its presence in key markets where demand for retirement communities continues to rise.
Industry experts believe India’s senior living sector is entering a new phase of organised growth, supported by favourable demographics, rising disposable incomes and increasing acceptance of purpose-built retirement communities. As more developers enter the segment, investments in integrated senior housing are expected to play an important role in shaping the future of residential real estate.
With a substantial investment pipeline and expansion roadmap in place, Vedaanta Senior Living is positioning itself to capitalise on this emerging opportunity while supporting the development of modern senior living infrastructure across South India.
