Agra-based Ganpati Group is planning a major expansion across India, with an overall investment and development potential of around ₹2,000 crore across its upcoming residential and hotel projects.

The group’s expansion will include projects in Lucknow and Visakhapatnam, with the latter marking Ganpati Group’s first entry into South India. The company is evaluating Tier 1 cities, state capitals, metropolitan centres and other urban markets based on economic activity, infrastructure development, tourism potential and long-term business prospects.

In Lucknow, Ganpati Group is preparing an ultra-luxury residential project in Vibhuti Khand, one of the city’s established premium locations. The company is also planning a premium hotel with approximately 200 rooms in the city.

The more significant geographical expansion comes with the group’s planned entry into Visakhapatnam. Ganpati Group intends to develop an approximately 100-room business hotel in the coastal Andhra city. The company has identified Visakhapatnam as a potential growth market, citing its port-led economy, industrial base, tourism activity and expanding infrastructure.

The group said the Lucknow and Visakhapatnam projects form an immediate part of its wider expansion strategy. Over the next three to five years, Ganpati Group plans to add around 800 to 1,000 hotel rooms to its portfolio while continuing to develop residential and commercial properties in selected markets.

The company’s development strategy will cover different segments, including premium residential projects as well as mid-scale and upper-mid-scale offerings in the hotel segment.

Ganpati Group Managing Director Nikhil Agrawal said the expansion is aimed at building a more diversified presence across residential and hotel businesses. The group is looking at markets where economic growth and infrastructure development could support sustained real estate demand.

The ₹2,000 crore development potential marks a broader shift in the group’s geographic strategy, moving beyond its existing markets and creating a presence in newer urban centres. With Visakhapatnam becoming its first South Indian market, the company is expected to evaluate additional opportunities as part of its three-to-five-year expansion plan.
