Ashiana Housing to Invest ₹1,000 Crore in Land Acquisition for Housing Projects

Ashiana Housing plans to invest around ₹1,000 crore in land acquisition during the Financial Year 2026–27 as the real estate developer looks to expand its housing and senior living business across key Indian markets.

The company is looking for land parcels through both outright purchases and joint development arrangements with landowners. Ashiana Housing Managing Director Vishal Gupta said the company has sufficient cash to fund the planned acquisition programme.

The developer is currently expanding its presence across Delhi-NCR, Rajasthan, Maharashtra and Tamil Nadu, while continuing to assess opportunities for regular group housing and senior living developments.

Housing demand remains strong despite global uncertainties, according to Gupta. The company expects its sales bookings for the Financial Year 2026–27 to remain broadly similar to the previous financial year, when it recorded pre-sales of more than ₹2,400 crore.

Ashiana Housing reported sales bookings of ₹358 crore during the April-June quarter, compared with ₹431 crore in the corresponding period of the previous year.

Pune Senior Living Project

During the first quarter, Ashiana Housing acquired 28.55 acres of land in Pune through an outright purchase. The transaction represents the company’s largest land acquisition so far for a senior living project.

The upcoming Pune development is expected to have a saleable area of around 20 lakh square feet and a revenue potential of ₹1,800 crore.

Senior living remains an important growth area for Ashiana Housing as the company continues to focus on housing solutions for an ageing population. The developer has built a business around residential projects designed for elderly residents and is looking to add more projects in this segment.

Gupta also highlighted the broader challenges facing India’s real estate sector, including delays in building plan approvals, regulatory compliance and registrations with state real estate authorities.

He said these delays can affect project timelines and ultimately increase costs for homebuyers. The availability and cost of capital, taxation and access to land were also identified as factors influencing housing affordability.

The company also sees skilled manpower as an area requiring attention, with a shortage of quality contractors and workers contributing to higher construction costs.

With the planned ₹1,000 crore land acquisition programme, Ashiana Housing is positioning land availability as a key part of its expansion strategy for the current financial year. The company will continue to evaluate opportunities across its target markets while balancing conventional housing developments with its senior living portfolio.
