Bengaluru Building Plan Approvals Could Take Just 30 Minutes Under Nambike Nakshe 2.0

Bengaluru’s building approval process is set for a major technology-led change, with the Greater Bengaluru Authority (GBA) launching Nambike Nakshe 2.0, a fully automated online system aimed at cutting approval timelines for eligible residential properties from the current two to three months to around 30 minutes.

The system was launched by Bengaluru Development Minister Krishna Byre Gowda and will initially be introduced on a pilot basis in selected areas. In its first phase, Nambike Nakshe 2.0 will cover residential sites measuring up to 50×80 feet, with permission for construction of up to four units.

Under the new system, applicants will submit building plans online through a qualified architect. Once the submitted plan meets the applicable town planning regulations, the system will automatically process the application and issue approval in around 30 minutes.

One of the key changes is the reduced paperwork involved in the process. Applicants will not have to separately upload Khata and certain other property documents. By entering the e-Khata number, basic ownership information can be retrieved directly from government systems.

The system is based on a “Trust, but verify” approach, with greater reliance on citizens and qualified architects while technology is used to check compliance with planning regulations. The government expects the approach to reduce routine human intervention, paperwork and the role of intermediaries.

The pilot phase will be reviewed before the system is expanded to other areas under the GBA. Authorities are also expected to examine similar technology-based approval mechanisms for commercial buildings and larger developments in the future.

However, the automated process does not mean that violations will be overlooked. The government has said deliberate violations or misuse of the system could attract stringent penalties.

The launch comes as Bengaluru continues to look for ways to make property-related approvals faster and more predictable. If the pilot performs as intended, Nambike Nakshe 2.0 could significantly change how eligible residential building plans are processed across the city.
