
Sumadhura Group has strengthened its presence in Bengaluru’s residential real estate market by signing a Joint Development Agreement (JDA) for a 17-acre land parcel in the rapidly growing Whitefield–Kannamangala corridor. The proposed development is expected to have a Gross Development Value (GDV) of approximately ₹3,500 crore and will offer more than 25 lakh sq ft of saleable residential space.
The latest acquisition marks another significant addition to the developer’s expanding portfolio in East Bengaluru, a region that continues to attract strong demand from homebuyers due to its thriving IT ecosystem, improving infrastructure and expanding social amenities.
The Whitefield–Kannamangala corridor has emerged as one of Bengaluru’s most sought-after residential destinations, supported by seamless connectivity to major technology hubs such as ITPL and the broader East Bengaluru business district. The area also benefits from Metro connectivity through the Whitefield (Kadugodi) and Pattandur Agrahara stations, while Whitefield Railway Station further strengthens regional accessibility.
The project site is located close to key educational institutions, healthcare facilities and the Atal Bihari Vajpayee Botanical Garden, factors that continue to drive residential demand in the micro-market. Industry experts believe such infrastructure advantages have transformed the corridor into one of Bengaluru’s fastest-growing housing destinations.
Commenting on the development, Madhusudhan G, Chairman and Managing Director of Sumadhura Group, said the agreement reflects the company’s long-term confidence in East Bengaluru. He noted that the developer has witnessed encouraging customer response across its previous residential communities in the Whitefield–Kannamangala corridor, reinforcing its strategy of expanding in high-growth locations.
According to Cushman & Wakefield, East Bengaluru accounted for nearly 57% of the city’s residential launches during the first quarter of 2026, underlining the region’s dominance in Bengaluru’s housing market.
With over three decades of experience, Sumadhura Group has delivered more than 56 residential and commercial projects spanning over 1.7 crore sq ft across Bengaluru and Hyderabad. The company currently has more than four crore sq ft of projects under various stages of development while continuing to diversify into commercial real estate, warehousing and co-living segments.
The latest project is expected to further strengthen Sumadhura Group’s position in Bengaluru’s competitive residential market while catering to rising demand for premium housing in one of the city’s fastest-growing corridors.
