
Modulus Housing, an IIT Madras-incubated construction technology company, has raised about ₹70 crore in a Series A funding round led by Kalaari Capital, Hero Enterprise and Samarthya. This investment marks a significant milestone for the startup as it prepares to accelerate its expansion across India and key international markets while strengthening its position in the rapidly evolving infrastructure and modular construction sector.
Founded in 2018, Modulus Housing has focused on creating a new category of distributed low rise infrastructure through a cloud manufacturing model. Instead of relying on traditional large scale factories, the company uses a network of partner manufacturing units across the country to enable faster production, consistent quality and scalable delivery. This decentralized approach allows the company to execute projects efficiently in sectors where the demand for quick turnaround construction is growing steadily.
The newly raised funds will support the company’s plans to enhance its research and development capabilities, introduce new product lines and improve its lightweight green concrete technology. A portion of the capital will also be used to expand its cloud manufacturing network, ensuring higher production capacity and faster rollout of modular buildings across multiple regions.
Modulus Housing has already made notable progress with more than 1,500 modular buildings delivered across 21 Indian states and several African markets. The company caters to diverse segments including food and beverage, healthcare, oil and gas, FMCG, edge data centres and public sector units. With growing demand for cost effective, high quality and rapidly deployable infrastructure, the company believes that the sector is on the brink of a major transformation.
The leadership team expressed strong confidence in the future. Investors have also highlighted Modulus Housing’s ability to bring scale and predictability to a traditionally fragmented industry. With this new round of funding, the company is strategically positioned to establish itself as a category leader in industrialized micro construction and advanced modular infrastructure solutions.
