Mahindra Lifespace Developers Limited is expanding its residential development portfolio in North Bengaluru through a joint development agreement covering a 10.05-acre land parcel. The proposed project is expected to generate a gross development value (GDV) of approximately ₹1,250 crore, with around one million square feet of saleable area.
The development will primarily comprise premium residential apartments, adding to the company’s growing presence in one of Bengaluru’s key real estate markets. Mahindra Lifespaces expects to launch the project within the next nine months.
North Bengaluru attracts residential investment
North Bengaluru has emerged as an important residential growth corridor, supported by infrastructure development, employment centres and connectivity to Kempegowda International Airport. The new project is located approximately eight kilometres from the airport, offering access to the Bengaluru-Hyderabad Highway and surrounding commercial destinations.
The location also benefits from proximity to technology parks, educational institutions, healthcare facilities and retail centres. Upcoming metro connectivity in the surrounding area could further strengthen accessibility as the region develops.
These factors have increased the importance of North Bengaluru for developers seeking opportunities in residential real estate. The combination of airport access, commercial activity and improving transport infrastructure has helped the region attract investments across different housing segments.
Mahindra Lifespaces expands its Bengaluru portfolio
With the proposed development, Mahindra Lifespaces will have three projects in North Bengaluru. The company had acquired two other land parcels in the region in 2025. Together with the latest addition, these projects represent a combined development potential of approximately three million square feet of saleable area.
The expansion strengthens the company’s residential portfolio in Bengaluru while adding to its presence in a market where infrastructure improvements and employment growth continue to influence housing demand.
Vimalendra Singh, Chief Business Officer for Residential at Mahindra Lifespace Developers, said infrastructure development and demand for quality housing were supporting the company’s continued focus on North Bengaluru.
Project launch expected within nine months
The proposed development will focus on premium residential apartments, although details such as apartment configurations, pricing, amenities and the total number of homes have not yet been disclosed.
The estimated GDV of ₹1,250 crore reflects the anticipated value of the development rather than the developer’s profit. Actual sales and project performance will depend on launch timing, market conditions, pricing and homebuyer demand.
Sustainability remains a focus
Established in 1994, Mahindra Lifespaces operates across residential real estate and integrated developments. The company has also committed to building only Net Zero homes from 2030 onwards, as part of its wider sustainability strategy.
The North Bengaluru project adds another development opportunity to its portfolio as the city continues to expand towards its northern growth corridors.
