G Square Group is planning a major expansion into Maharashtra, with 13 plotted real estate projects proposed across the Mumbai Metropolitan Region (MMR), Pune and surrounding growth corridors. The move marks an expansion beyond its established South Indian markets, with the developer targeting locations where residential demand is supported by improving connectivity and urban development.
One of the proposed projects is a 125-acre residential plotted development at Narpoli near Panvel. The project is expected to offer 364 plots, with individual plots starting at 1,000 square feet. According to the company, introductory prices for residential plots will begin at ₹5,990 per square foot, while its plot-plus-villa offering will start at ₹9,990 per square foot, subject to applicable terms and conditions.
Maharashtra Expansion Covers Mumbai and Pune Growth Corridors
The planned portfolio extends beyond Panvel to locations including Rasayani, Palaspe, Karjat, Kamshet, Hinjewadi and Lonavala. These locations form part of the wider Mumbai and Pune development landscape, offering access to different residential markets and transport corridors.
G Square Group has not disclosed individual project timelines, investment commitments or launch schedules for all 13 developments. Details of the proposed strategic tie-up with JSW ONE HOMES have also not been announced.
The expansion comes as Mumbai’s residential property market continues to record sales and new project launches. Knight Frank India’s India Real Estate: Residential and Office, H1 2026 report recorded 47,355 housing sales in Mumbai during the first half of 2026, a 1% increase year-on-year. New residential launches rose 8% to 49,161 units over the same period.
Pricing and Project Positioning
G Square Group said its bulk land acquisition model allows it to price developments 20% to 30% below prevailing market rates. This is a company claim, and independent comparative data has not been provided to verify the stated price advantage. Buyers will need to assess individual project approvals, infrastructure access, development timelines and applicable charges before making investment decisions.
The company’s plotted development model focuses on residential land, with plot-plus-villa options also planned for the Maharashtra market. Such offerings may appeal to buyers looking to build homes according to their requirements, although demand and affordability will vary across locations.
Expansion Beyond South India
Founded on plotted developments, G Square Group says it has more than 80 ongoing projects across its portfolio. Its Maharashtra entry will test whether its existing business model can be extended to a different regional market with its own pricing, infrastructure and customer dynamics.
The success of the planned expansion will depend on project execution, land approvals, connectivity and the pace at which residential demand develops across the selected locations. Further details on launch dates, investment and the full project pipeline are awaited.
