Ashiana Vatsalya adds 168 homes as demand for organised senior living gains attention in Chennai

Ashiana Housing has launched the third phase of Ashiana Vatsalya, its premium senior living development in Chennai, with an estimated investment of ₹100.41 crore. The new phase will add 168 residential units to the project, with construction scheduled for completion by March 2029.

Spread across 17.9 acres, Ashiana Vatsalya is designed for senior citizens seeking independent living within a residential community supported by lifestyle amenities and shared spaces. The newly launched phase will offer one, two and three-bedroom homes, with prices ranging from ₹85 lakh to ₹1.69 crore.

The development reflects the growing focus on organised senior living communities, which combine private residences with facilities intended to support an active lifestyle. As more families consider housing options that provide independence alongside access to recreational and community activities, specialised residential projects are gaining a distinct place in the property market.

Project offers extensive lifestyle amenities

The larger Ashiana Vatsalya development includes a 42,000-square-foot clubhouse, 6.3 acres of landscaped gardens and park areas, and more than 40 lifestyle and sports amenities. Its location near Kolavai Lake is another feature of the project, with a significant proportion of homes offering lake views.

The development is planned around the needs of older residents, with an emphasis on open spaces, community interaction and access to everyday conveniences. These features distinguish senior living projects from conventional residential developments, where facilities may not be specifically designed around the preferences of older homeowners.

Earlier phases record sales of more than ₹314 crore

Ashiana Housing launched the first phase of Ashiana Vatsalya in 2024, followed by the second phase in October 2025. According to the company, the first two phases have sold 367 residential units, generating sales worth more than ₹314 crore.

The launch of Phase 3 expands the project’s inventory by another 168 homes. The additional supply will cater to buyers considering specialised senior living accommodation in Chennai.

Ankur Gupta, Joint Managing Director of Ashiana Housing, said the project had received a strong response from senior citizens and their families. He attributed the interest to the combination of residential planning, open spaces, amenities and a community-oriented environment.

With Phase 3 now launched, the next milestone will be construction progress towards the scheduled March 2029 completion. The project adds to Chennai’s residential development landscape by focusing specifically on the housing requirements of senior citizens.
