WeWork India Management Limited reported strong financial and operational growth in the second quarter of Financial Year 2026–27, with higher revenue, improved profitability and a significant expansion of its workspace capacity. Revenue for the quarter ended September 30, 2026, rose 31.6% year-on-year to ₹768.7 crore, while net profit increased 67.4% to ₹65.8 crore.
The company’s performance reflects sustained demand for flexible office spaces as businesses continue to seek adaptable workplace solutions across India’s major commercial markets.
Profitability Improves Alongside Revenue
WeWork India’s earnings growth outpaced its revenue expansion during the quarter. EBITDA increased 37.6% year-on-year to ₹162.9 crore, with the EBITDA margin improving to 21.2%. Net profit rose from ₹39.3 crore in the corresponding quarter last year to ₹65.8 crore.
The company attributed its growth to enterprise demand, particularly from Global Capability Centres (GCCs), which contributed 40.8% of its core revenue. Its digital products portfolio also recorded growth, with revenue increasing 45.6% year-on-year to ₹29.2 crore.
Record Workspace Expansion
WeWork India added approximately 11,700 desks during the September quarter and 18,400 desks during the first half of FY27, marking its largest half-year expansion in terms of workspace openings.
Its operational network reached 85 centres across eight cities, covering approximately 9.8 million square feet. The company reported a total member base of 121,700, representing 32.5% year-on-year growth.
Over the preceding 12 months, WeWork India added 29,800 members against capacity additions of 30,800 desks. This indicates that member growth continued to broadly track the pace of expansion. A further 4,500 desks became operational in the first week of October, while its total committed footprint, including signed leases and letters of intent, reached 13 million square feet.
First-Half Performance Strengthens
For the first half of FY27, revenue grew 30.1% year-on-year to ₹1,466.7 crore. EBITDA increased 50.6% to ₹301.2 crore, while net profit climbed 149.5% to ₹119 crore.
Cash generation also improved. Operating free cash flow rose 149.2% year-on-year to ₹237.7 crore in the second quarter. The company reported a net cash position of ₹23.1 crore, compared with net debt of ₹310.5 crore a year earlier.
Flexible Workspaces Gain Ground
The results come as flexible workspaces become an increasingly important part of India’s office market. According to CBRE data cited by the company, flexible workspace operators accounted for 24% of overall office leasing during the third quarter of calendar year 2026.
WeWork India’s expansion highlights its strategy of adding capacity while maintaining profitability and cash generation. Its ability to absorb new desks, sustain enterprise demand and manage expansion costs will remain important as it pursues further growth in India’s competitive commercial workspace market.
