
Embassy Developments is set to invest around ₹2,000 crore in the first phase of Embassy Origins, an 85-acre residential development planned in North Bengaluru, as the real estate company expands its housing portfolio in the city.
The first phase of Embassy Origins will comprise two residential projects, Embassy Riverine and Embassy South Reserve. Together, the developments will offer 1,072 homes across more than 2.6 million sq. ft. of saleable area.
The projects are expected to generate a combined Gross Development Value (GDV) of around ₹4,500 crore, making the development a significant addition to Embassy Developments’ residential pipeline in Bengaluru.
Embassy Riverine will comprise around 217 villas with approximately 1.1 million sq. ft. of saleable area. Embassy South Reserve will feature 855 apartments with around 1.5 million sq. ft. of saleable area.
The company plans to fund the first phase through a combination of borrowings, equity and customer bookings. The initial phase is expected to be developed over a period of around four years.
Embassy Developments is also evaluating the next phase of Embassy Origins. A further 18 acres could be taken up in the following year, although the product mix, investment requirement and GDV for this phase have not yet been finalised.
The North Bengaluru development comes as the company continues to expand its presence in the city, which is expected to account for a substantial share of its business over the coming years.
The company has also outlined a premium positioning for the projects. Villa prices at Embassy Riverine are expected to start at around ₹14 crore, while apartments at Embassy South Reserve will start at approximately ₹2 crore.
With 85 acres planned for the overall development and more than 1,000 homes in the first phase, Embassy Origins is expected to add considerable residential inventory to North Bengaluru. The project will be developed in stages, with the company yet to disclose the detailed plans for the second phase.
