Sumadhura Group Unveils ₹17,000 Crore Growth Plan Across Bengaluru, Hyderabad and Chennai

Sumadhura Group has announced an ambitious growth roadmap through Financial Year 2029–30, with plans to invest ₹17,000 crore across Bengaluru, Hyderabad and Chennai. The real estate developer aims to develop and launch projects covering 45 million square feet across residential, commercial and warehousing segments.

The announcement comes as the group marks three decades in the Indian real estate sector. Its latest expansion strategy is designed to strengthen its presence in established markets while also tapping emerging growth corridors across the three cities.

Residential expansion forms the core

Residential development will account for the largest share of the planned expansion. Sumadhura Group intends to launch around 35 million square feet of residential projects, with an estimated Gross Development Value (GDV) of ₹38,000 crore.

The residential strategy will include an entry into the luxury villa segment, alongside efforts to expand the group’s land bank in selected micro-markets across Bengaluru, Hyderabad and Chennai.

Commercial portfolio to expand

The group is also targeting 4.2 million square feet of Grade A office space as part of its Vision 2030 roadmap. These developments are expected to generate potential annual rental income of around ₹700 crore.

As part of this strategy, Sumadhura plans to enter commercial development along Bengaluru’s Outer Ring Road. The move is aimed at building a larger portfolio of rent-generating assets and strengthening the group’s annuity-led income stream.

Warehousing footprint set to grow

Sumadhura also plans to expand its warehousing portfolio to 6 million square feet, with potential annual rental income of approximately ₹225 crore.

The expansion builds on the group’s existing logistics activities, including developments in Hoskote, Bengaluru, and its 1.2 million sq. ft. industrial park in Red Hills, Chennai.

Sumadhura Group Chairman and Managing Director Madhusudhan G said the company’s Vision 2030 strategy is aligned with India’s urbanisation, infrastructure expansion and emerging economic corridors.

With ₹17,000 crore of planned investment and a 45 million sq. ft. pipeline, the group is positioning itself for sustained growth across three major southern markets while seeking to create long-term value through residential, commercial and warehousing assets.
