DRA Acquires 10-Acre Chennai Land Parcel for ₹159 Crore Housing Project

Chennai-based real estate developer DRA has acquired a 10-acre land parcel near Thazhambur, off Old Mahabalipuram Road (OMR), for ₹159 crore as part of its expansion into residential development.

The company plans to develop a housing project on the site, which has an estimated developable area of 1.55 million sq. ft. The project is expected to generate revenue of around ₹1,200 crore, according to the company.

The acquisition comes as residential development activity continues to expand across Chennai’s suburban corridors. Thazhambur and the wider OMR region have emerged as important residential markets, supported by the concentration of employment, connectivity and expanding urban infrastructure.

For DRA, the land purchase adds a sizeable residential development opportunity to its portfolio. The company said the acquisition is part of its broader expansion plan. It has been active in real estate development for four decades and has delivered projects across its operating markets.

The latest transaction also reflects a wider trend among Indian real estate developers to secure land parcels for future housing projects. According to Cushman & Wakefield, more than 7,700 acres were acquired through land deals between January 2021 and March 2026 for residential development.

These transactions included outright land purchases as well as joint development agreements (JDAs) with landowners. Developers have increasingly been using both models to build project pipelines while responding to sustained demand for housing.

The size of DRA’s latest acquisition gives the company room to develop a large-scale residential project rather than a smaller standalone development. With 1.55 million sq. ft. of developable area, the project is positioned as a significant addition to the company’s Chennai pipeline.

The estimated ₹1,200 crore revenue potential also indicates the scale of the planned development, although the company has not disclosed further details on the project’s configuration, launch timeline or pricing.

The acquisition comes at a time when Chennai’s residential market is extending beyond established neighbourhoods into peripheral and suburban locations. Areas along OMR continue to attract developers looking for larger land parcels and residential development opportunities.

For DRA, the Thazhambur acquisition marks another step in its expansion strategy, adding a substantial land bank position to its residential portfolio.
