DivyaSree Developers is expanding its residential portfolio in Bengaluru with Quiet Side, a premium housing project planned in Yelahanka, North Bengaluru. Spread across five acres, the development will comprise approximately 260 three-bedroom homes in three towers, with a projected gross development value (GDV) exceeding ₹800 crore.

The project reflects a growing preference among homebuyers for residential communities that offer more open space, privacy and a less crowded living environment. DivyaSree has planned to retain 85% of the site as open space, leaving a relatively smaller portion for the residential towers and built infrastructure.

One of the project’s defining features is its low-density layout. Each floor will accommodate only four homes, while independent walls between residences are intended to reduce sound transmission and improve privacy. The towers will also have deep setbacks, with homes positioned to support natural ventilation. Separate pedestrian and vehicle routes are planned to keep walking areas free from traffic.

Quiet Side will offer two configurations: Grand residences measuring approximately 1,900 sq ft and Luxe residences of around 2,200 sq ft. Prices start at ₹2.99 crore, inclusive of applicable charges, depending on the floor and configuration. Each tower will also feature duplex penthouses with private open terraces.

The development’s recreational facilities will include landscaped gardens, jogging and walking tracks, meditation spaces and dedicated areas for senior citizens. Sports facilities are planned for pickleball, futsal, badminton and squash.

A 15,000 sq ft clubhouse will house a gymnasium, swimming pool, library, mini theatre and a double-height multipurpose hall. An additional 7,500 sq ft has been allocated for indoor amenities, taking the total clubhouse and indoor amenity area to 22,500 sq ft.

Yelahanka’s established residential base and improving infrastructure have made it an important housing market in North Bengaluru. The location offers access to educational institutions, hospitals, business parks and technology campuses. The project is also approximately 30 minutes from Kempegowda International Airport, subject to traffic conditions.

Quiet Side forms part of a wider residential expansion plan for DivyaSree Developers. The company has a portfolio of 12 residential projects covering more than 60 lakh sq ft. It is planning 14 additional launches with a combined development area exceeding 1.8 crore sq ft across Bengaluru, Hyderabad and Chennai over the next three to four years.

With its emphasis on lower residential density, larger homes and extensive open areas, Quiet Side adds another premium housing development to North Bengaluru’s evolving real estate market.
