Arvind SmartSpaces Limited has reported its strongest-ever quarterly sales bookings, with residential demand driving a sharp improvement in its financial and operational performance during the second quarter of FY27. The Ahmedabad-based real estate developer recorded bookings worth ₹906 crore, marking a 110% increase from ₹432 crore in the corresponding quarter last year.

The performance also prompted the company to raise its full-year booking guidance, signalling confidence in its residential sales pipeline for the remaining months of the financial year.

Customer collections increased 77% year-on-year to ₹418 crore in the July–September quarter, compared with ₹236 crore in Q2 FY26. The improvement in collections is particularly significant for the developer, as it reflects the conversion of property sales into cash flows that can support construction activity and future project development.

Revenue from operations rose to ₹157 crore from ₹141 crore in the year-ago quarter. Net profit increased 28% to ₹23 crore, against ₹18 crore in the corresponding period last year. Adjusted EBITDA also recorded growth, reaching ₹45 crore compared with ₹31 crore a year earlier.

Based on the strong booking momentum, Arvind SmartSpaces has revised its FY27 annual booking guidance upwards to ₹2,600–2,700 crore. The revised target reflects the company’s expectation that residential demand and sales momentum will remain healthy across its operating markets.

Bengaluru and Ahmedabad continue to be important markets for the developer. Its recent launch, Arvind Sylva – The Green Reserve in Bengaluru, generated more than ₹500 crore in sales bookings within 30 days of launch in September 2026. The response highlights the importance of project positioning and launch execution in driving residential sales.

The company’s balance sheet also remains relatively conservative. Its net debt-to-equity ratio stood at 0.26 times as of September 30, 2026, providing financial flexibility as it pursues further project development and expansion.

The latest results place bookings and collections at the centre of Arvind SmartSpaces’ growth story. While higher sales indicate continued buyer interest, the company’s ability to maintain collection efficiency, execute projects on schedule and manage construction costs will remain important in the coming quarters.

With its full-year booking target now raised to ₹2,600–2,700 crore, the next phase will depend on whether the company can sustain the strong sales momentum recorded during the first half of FY27.
