India’s seven largest office markets are expected to record 60–65 million sq ft of leasing in green-certified buildings in 2026, accounting for 80–85% of total office demand, according to a report by Colliers India released in November 2026.
The projection highlights a growing shift in India’s commercial real estate market, where companies are increasingly considering energy efficiency, resource conservation and workplace quality when selecting office locations.
Green Buildings Gain Share in India’s Office Market
The share of sustainable buildings in total office leasing has increased steadily over the past three years. According to Colliers, green-certified properties accounted for 74% of office leasing in 2023, rising to 76% in 2025.
The share is projected to reach 80–85% in 2026, indicating that sustainability certifications are becoming an increasingly important consideration for corporate occupiers.
These properties are assessed under recognised frameworks, including LEED (Leadership in Energy and Environmental Design), IGBC (Indian Green Building Council) and GRIHA (Green Rating for Integrated Habitat Assessment).
Key performance parameters include:
• Energy efficiency
• Water conservation
• Resource utilisation
• Environmental impact
• Sustainable building operations
Bengaluru Leads Leasing Volumes
Among India’s major office markets, Bengaluru recorded the highest volume of leasing in sustainable office buildings, with approximately 59 million sq ft between 2023 and 2026.
This represented around 28% of the total sustainable office leasing across the seven markets.
Delhi NCR recorded the highest concentration of demand, with green-certified properties accounting for 85–90% of overall office leasing. Hyderabad followed with an estimated 80–85% share.
The figures underline the growing importance of sustainability-led office development in major technology and business centres.
Technology Companies Drive Green Office Demand
Technology companies remain the largest occupier group in sustainable office buildings, accounting for approximately 30–35% of total leasing in these assets.
Nearly 80% of technology-sector occupiers prefer office properties with certifications such as LEED and GRIHA, according to the report.
Other significant occupier segments include:
• Banking, Financial Services and Insurance: 20–25%
• Engineering and manufacturing: 15–20%
• Technology companies: 30–35%
The growing preference among technology companies reflects the importance of efficient workplaces, environmental performance and sustainability commitments in corporate real estate decisions.
Sustainable Office Supply Approaches 800 Million Sq Ft
The expansion in demand is also influencing India’s upcoming commercial property pipeline.
Colliers estimates that sustainable buildings will account for 75–80% of new office supply in 2026, adding approximately 45–50 million sq ft.
The total stock of green-certified office buildings could approach 800 million sq ft over the next two to three years, compared with the current estimated stock of 600–650 million sq ft.
Between 2023 and 2026, sustainable office properties are expected to attract approximately 210 million sq ft of leasing out of nearly 275 million sq ft across the country’s seven major office markets.
Sustainability Becomes a Commercial Real Estate Priority
The projected increase in green office leasing signals a structural change in India’s commercial real estate sector. Developers are facing growing demand for buildings that combine workplace functionality with measurable environmental performance.
For office developers and investors, green certification is becoming an important consideration in attracting corporate occupiers. The expansion of sustainable office supply, alongside continued demand from technology, financial services and manufacturing companies, is expected to shape India’s commercial property market over the coming years.
