Concorde Acquires 4-Acre Development Opportunity in Bengaluru’s Electronic City

Concorde plans ₹600 crore residential project in Electronic City

Concorde has expanded its presence in one of Bengaluru’s established residential and employment corridors with a new premium housing project in Electronic City. The developer has secured a development opportunity of approximately four acres and plans to build a residential project with an estimated Gross Development Value (GDV) of around ₹600 crore.

The proposed development is expected to have about 5.25 lakh sq. ft. of built-up area and will comprise premium 2 BHK and 3 BHK apartments. Concorde is investing approximately ₹56 crore towards the land cost for the project.

The land transaction is structured through a combination of outright acquisition and a Joint Development Agreement (JDA). Around two acres have been acquired outright, while another acre has been secured through a JDA. The acquisition of an additional one-acre parcel has been completed in principle, with the remaining documentation expected to be completed shortly.

Premium housing development takes shape

The project is being positioned as a purely residential development, with a focus on larger homes, amenities and lifestyle features. The move comes as Electronic City continues to evolve beyond its traditional identity as a technology and employment hub.

The area has developed a substantial residential ecosystem around its established IT base, connectivity and expanding social infrastructure. For developers, its proximity to employment centres remains a key factor supporting demand for homes.

For Concorde, the latest acquisition also carries some significance because Electronic City was the location of its first project. The company said it has since developed more than 4 million sq. ft. across over 10 apartment and villa projects in the area.

Electronic City remains a key residential market

The continued development of Electronic City has increased the range of housing options available in the micro-market, including premium residential projects aimed at buyers seeking shorter commutes and access to established urban infrastructure.

Concorde’s latest project adds another premium housing development to this growing supply. The developer said its approach will focus on design, construction quality and customer experience, areas it considers central to its residential portfolio.

The company’s expansion comes at a time when Bengaluru’s residential market continues to see developers target established employment corridors with projects designed around larger homes and lifestyle amenities. Electronic City, with its combination of employment opportunities and improving residential infrastructure, remains an important part of that development story.
