Mana Projects Launches ₹1,724.72 Crore Residential Project in East Bengaluru

Mana Projects has entered a new phase of expansion in East Bengaluru with the launch of Mana Verdant Terraces, a premium residential development in Doddakannelli, Varthur Hobli. The project is spread across eight acres and carries an estimated gross development value (GDV) of ₹1,724.72 crore.

The development will comprise around 630 homes with a total saleable area of 12 lakh sq. ft. The project is focused on spacious three-bedroom residences, ranging from 1,910 sq. ft. to 2,700 sq. ft., with prices starting at ₹2.50 crore.

Mana Projects expects the development to generate a revenue potential of around ₹1,500 crore over its lifecycle.

The launch comes as East Bengaluru continues to evolve beyond its established technology and employment base into a larger residential and lifestyle destination. Areas around Whitefield, Varthur and Sarjapur Road have seen sustained interest from homebuyers, supported by access to employment centres, schools, healthcare, retail and other social infrastructure.

Nature-led design at the centre

Mana Verdant Terraces has been planned around a nature-focused residential environment. According to the developer, 75% of the project will comprise open and green spaces, while more than 70 amenities are planned across the community.

The project will feature four green towers designed with stepped terraces, private outdoor spaces and vertical landscaping. The architecture incorporates landscaped areas and vertical gardens across different levels, with homes planned around open kitchen concepts, indoor-outdoor connectivity and Vastu-aligned layouts.

The amenities are organised around community, recreation and wellness. These include a grand entry plaza, lounges, amphitheatre terraces and event lawns, alongside fitness and yoga areas, walking and running tracks, sports courts, children’s play areas and dedicated pet spaces.

The development will also include themed gardens, elevated walkways, reading and relaxation pods, picnic and barbecue lawns, biophilic water features and sunrise-sunset decks.

Connectivity remains a key factor

Doddakannelli’s location gives the project access to several established residential and employment corridors in East Bengaluru. Residents will have connectivity towards Whitefield, Varthur, Sarjapur Road and the Outer Ring Road, while educational institutions, healthcare facilities and lifestyle destinations are also located within the broader catchment.

For Mana Projects, the project adds to its residential portfolio in Bengaluru and follows developments including Mana Foresta, Mana Tropical and Mana Jardin.

With East Bengaluru continuing to attract both employment and residential investment, Mana Verdant Terraces is positioned to tap into demand for larger homes that combine connectivity, amenities and open spaces.
