Tamil Nadu’s Real Estate Hits ₹273 Crore Record on Akshaya Tritiya

Akshaya Tritiya turned out to be a bonanza for Tamil Nadu’s realty sector this year as the state witnessed a record high of 27,440 property documents registered on a single day on Wednesday, generating a revenue of ₹272.87 crore.

This is the highest one-day collection in the history of the department, beating the earlier record on February 10, 2025, when 23,421 documents were registered for ₹237.98 crore, said Commercial Taxes and Registration Minister P. Moorthy.

Historically a propitious day for making large purchases, Akshaya Tritiya is now being viewed as a good time for real estate investments. Expecting the activity to pick up, the registration department took various steps to speed up operations and handle footfall effectively.

Pre-registering slots at sub-registrar offices were raised across the board. Those with a single sub-registrar increased daily capacity from 100 to 150 slots, whereas those with two sub-registrars raised slots from 200 to 300. At 100 high-load sites, normal booking slots were increased from 100 to 150, and same-day booking slots were increased from 12 to 16, providing improved access for the public and fewer crowds.

“These steps helped us handle the increased rush without any major hiccups. Chennai led the registration numbers, with South Chennai recording the highest activity within the city,” said an official from the registration department.

Industry leaders say the trend reflects growing confidence in the property market. A. Mohammed Ali, president of CREDAI Chennai, noted that buyer sentiment remains positive. “Akshaya Tritiya continues to be a preferred day for home registrations. We’ve noticed a spike in property inquiries around this time,” he said.

With demand strong and systems in place to handle peak days, the department hopes to build on this momentum in the coming months.
