Krishvi Group to Invest ₹760 Crore in Three Bengaluru Housing Projects

Bengaluru’s residential development pipeline is getting another boost, with Krishvi Group planning to invest ₹760 crore in three new housing projects across Hennur and HBR Layout.

The projects will span about 6.5 acres and are expected to add nearly 7 lakh sq ft of residential space to the city’s upcoming housing supply. Together, the developments have an estimated gross development value (GDV) of ₹1,050 crore.

Two of the projects are planned in Hennur, while the third, HBR Lakeside Residences, will come up in HBR Layout. The projects will follow different land acquisition models, reflecting the developer’s approach to expanding its presence across Bengaluru.

For the Hennur developments, Krishvi Group plans to acquire the land outright. The HBR Layout project, meanwhile, will be developed through a joint development arrangement, allowing the company to work with the landowner without purchasing the property outright.

The focus on Hennur comes as the northern part of Bengaluru continues to attract residential development. The area has benefited from improving connectivity and its links to employment centres, supporting demand for housing across different segments.

HBR Layout offers a different proposition. Unlike emerging residential corridors, it is an established neighbourhood, making the planned project an opportunity for Krishvi Group to strengthen its presence in a more mature residential market.

Krishvi Group Director Arhanth Dinesh said the two locations were selected for their distinct positions within Bengaluru’s housing market, with Hennur viewed as a developing premium residential corridor and HBR Layout representing an established residential destination.

The planned investment also highlights the growing role of joint development models in Bengaluru’s real estate market. Such arrangements allow developers to access strategically located land while limiting the upfront capital required for outright acquisition.

With the three projects combined, Krishvi Group will add a sizeable pipeline to its Bengaluru residential portfolio. The company will now proceed with the required land and project approvals before construction schedules and delivery timelines are finalised.
