
India’s Real Estate Investment Trust (REIT) market is on the verge of a transformative growth phase, with projections indicating it could reach ₹2 lakh crore by 2030. According to real estate consultancy ANAROCK, this growth is being driven by strong retail demand, rising institutional participation, and an increasing appetite for organized commercial real estate across the country.
Retail real estate, in particular, is emerging as a key driver of REIT activity. High footfall malls, Grade-A commercial spaces, and premium retail centers are witnessing steady absorption, making them attractive investment destinations for both domestic and foreign investors. ANAROCK’s analysis highlights that retail REITs alone could account for ₹60,000–80,000 crore, representing nearly one-third of the overall REIT market in India.
Institutional interest in Indian REITs has also been on the rise. Pension funds, insurance companies, and other large-scale investors are increasingly seeing REITs as a stable and high-potential asset class. This trend is further bolstered by favorable regulatory frameworks, improved transparency, and better corporate governance practices in the sector.
