Elevate Campuses has secured a landmark ₹400 crore public-private partnership (PPP) project from the Indian Institute of Technology Madras (IIT Madras) to develop and operate a modern student housing facility, marking a significant milestone for the education infrastructure company ahead of its proposed ₹2,550 crore initial public offering (IPO).

The project involves the design, construction, financing, operation and maintenance of a 1,800-bed student accommodation complex within the IIT Madras campus. Under the agreement, Elevate Campuses will manage the facility for a concession period of 30 years, supporting the institute’s growing requirement for quality on-campus housing.

The new residential complex will primarily cater to PhD scholars and project staff, addressing the increasing demand for accommodation at one of India’s leading higher education institutions. The project is expected to be completed by mid-2028.

The planned hostel complex will feature fully furnished and air-conditioned rooms, along with study spaces, recreation zones, common areas, fitness centres, sports facilities, pantries and modern community spaces. Residents will also benefit from integrated support services, including laundry, medical assistance, counselling, CCTV surveillance and round-the-clock security.

The partnership reflects the growing adoption of the public-private partnership model in higher education infrastructure, enabling premier educational institutions to expand campus facilities while leveraging private sector expertise in project execution and long-term operations.

IIT Madras Director Prof. V. Kamakoti said the PPP model would help create world-class campus infrastructure while supporting student well-being, sustainability and academic excellence. Elevate Campuses Chief Executive Officer Narasimha Jayakumar said the company remains committed to developing student accommodation that combines comfort, technology, safety and community living.

Elevate Campuses currently operates through its Good Host Spaces and ScholarZ brands, managing accommodation for more than 1,02,000 students across multiple educational institutions in India.

The IIT Madras project significantly strengthens the company’s portfolio at a time when demand for organised student housing continues to rise across India’s higher education sector. With its proposed ₹2,550 crore IPO on the horizon, the successful execution of this flagship project is expected to reinforce Elevate Campuses’ position as a leading education infrastructure platform focused on long-term campus development and professionally managed student living solutions.
