DRA Introduces Remote Property Registration Under Tamil Nadu’s STAR 2.0 Framework

Chennai-based residential developer DRA has introduced presence-less property registration and e-sale deed services under Tamil Nadu’s STAR 2.0 digital registration framework, marking a shift towards a more convenient and technology-driven property registration process for homebuyers.

The developer has established dedicated infrastructure at its head office to enable customers to complete eligible registration formalities without making repeated visits to Sub-Registrar Offices. The initiative is aimed at reducing physical dependency and simplifying one of the more administrative stages of a property purchase.

Under the new system, buyers can complete the registration process remotely, subject to the applicable government procedures and compliance requirements. DRA has also put in place digital systems and is working with authorised partners to support the process and maintain the required security standards.

One of the changes highlighted by the developer is greater flexibility around registration schedules. Instead of depending entirely on fixed appointment slots and token-based processes, customers can have more flexibility in completing registration formalities according to their schedules, including on weekends, government holidays and personally significant days.

DRA Managing Director Ranjeeth Rathod said the company welcomed the digital registration initiative of the Tamil Nadu government and Registration Department, describing it as a step towards modernising property transactions and improving convenience for homebuyers.

The company has also been engaging with the office of the Inspector General of Registration and technology services provider TCS to refine the process based on actual user experiences.

Property registration has traditionally involved physical documentation, scheduled appointments and visits to government offices. The move towards digital workflows could reduce some of these administrative requirements while helping standardise documentation and improve accuracy.

DRA said the initiative is being implemented in accordance with the prescribed government framework, with compliance remaining central to the process.

The adoption comes as Tamil Nadu continues to expand the use of digital systems across property-related services. For developers and buyers, such initiatives could make the post-purchase documentation process more flexible while reducing the need for physical coordination.

DRA has operated in Chennai’s residential real estate market for more than four decades and says it has served over 12,000 customers.
