GreenBase Announces ₹2,000 Crore Industrial and Warehousing Expansion in Chennai

GreenBase, the industrial and logistics platform backed by the Hiranandani Group, is expanding its presence in Tamil Nadu with a new development programme that will add millions of square feet of industrial and warehousing space across Chennai’s key manufacturing corridors.

Under GreenBase 2.0, the company plans to develop around 5 million sq. ft. of industrial and warehousing space in Tamil Nadu with an investment of about ₹2,000 crore. The company has already acquired 215 acres across Palur, Oragadam and Arani, creating the land base for the next phase of development.

The acquired land includes 160 acres across Palur and Oragadam and another 55 acres at Arani in North Chennai. GreenBase is also evaluating another 4 million sq. ft. of development through additional land acquisitions, which would take its cumulative development target in the state to around 9 million sq. ft.

The expansion comes as Chennai and its surrounding industrial corridors continue to attract manufacturers and logistics companies seeking access to established supply chains, ports, airports and skilled manpower.

GreenBase CEO N. Shridhar said the company is investing close to ₹2,000 crore in the initial 5 million sq. ft. development in Chennai, including land acquisition and construction of the industrial facilities.

The company is targeting a broad range of occupiers for GreenBase 2.0. These include renewable energy companies, automotive manufacturers, electronics manufacturing services, infrastructure technology firms, heavy engineering companies and third-party logistics operators.

The platform is also assessing demand from emerging sectors such as electric vehicles, EV charging infrastructure, EV components, battery-related businesses, industrial automation and drones.

According to the company, Tamil Nadu remains a priority market because of its engineering talent, skilled workforce, connectivity and established industrial ecosystem. Location selection will also depend on individual customer requirements, including proximity to ports, airports, markets and raw material sources.

GreenBase has already developed and delivered approximately 5 million sq. ft. during its first phase. Existing occupiers include Vestas, Gurit, Hellermann Tyton, Sanmina, Baker Hughes, Magna and Hyundai Transys.

A notable change in GreenBase 2.0 is its ownership structure. The new expansion is currently being developed as a 100% Hiranandani Group venture, although the company said its existing relationship with the partner from GreenBase 1.0 continues.

Beyond Tamil Nadu, GreenBase is evaluating additional industrial locations in Maharashtra, Gujarat and around Bengaluru, indicating a broader expansion of its industrial and logistics platform.
