Navin’s Enters Chennai’s Plotted Development Market as Demand for Land Grows

Chennai-based real estate developer Navin’s is entering the plotted development segment, marking a new direction for the company as demand for land ownership and personalised housing continues to gain attention across the city’s suburban markets.

The announcement was made during Navin’s 37th anniversary celebration in Chennai, themed “Beyond 37 – Past, Present & Future”. The company said its move into plotted development is aimed at giving customers greater flexibility to design and construct homes based on their individual requirements.

The shift also comes as buyer preferences in Chennai’s residential market evolve. According to Anarock Property Consultants, demand for plotted developments is being supported increasingly by end-users and younger families looking to purchase land for future self-construction, rather than by investors alone.

Several suburban corridors are expected to remain relevant to this demand. The OMR–Kelambakkam–Thiruporur corridor is likely to benefit from Chennai’s IT ecosystem and improving metro connectivity. The Poonamallee–Thirumazhisai–Sriperumbudur–Oragadam belt has a strong manufacturing, electronics and logistics employment base, while the GST Road–Guduvanchery–Maraimalai Nagar–Singaperumal Koil corridor continues to benefit from established infrastructure and industrial activity.

The Outer Ring Road stretch between Vandalur and Pattabiram is another corridor identified as having potential for plotted development.

However, developers entering the segment will have to balance land prices with affordability. Anarock noted that buyers are becoming more selective about location, connectivity, approvals and pricing. Smaller plots of around 800–1,200 sq ft could become increasingly relevant as developers look to offer manageable ticket sizes.

Infrastructure is also expected to remain a major factor in determining where plotted development gains traction. Metro connectivity, highways, employment hubs and industrial projects can provide visible growth catalysts for peripheral locations.

For buyers, plots differ from apartments and villas because they generally do not generate rental income. Their investment proposition is therefore more closely linked to future capital appreciation and the development of surrounding infrastructure and economic activity.

Navin’s said it has delivered more than 130 projects over its 37-year journey and built homes for more than 3,800 families. With its entry into plotted development, the company is now looking to extend its presence into a segment where land ownership, infrastructure growth and changing homebuyer preferences are increasingly intersecting.
