
Strata, an alternative asset manager focused on commercial real estate and private credit in India, is planning structured credit investments totalling ₹131 crore across three real estate developments in Bengaluru and Mumbai.
The proposed investments cover two residential projects in Bengaluru and a commercial development in Mumbai, reflecting the company’s focus on deploying capital in established micro-markets where demand is supported by employment growth, connectivity and ongoing urban development.
In Bengaluru, Strata plans to invest ₹36 crore in a residential development in Whitefield and another ₹65 crore in a residential project in Sarjapur. Both locations have emerged as important housing markets, supported by their proximity to major employment centres and technology-led economic activity.
Whitefield has developed into a prominent technology and Global Capability Centre hub, while Sarjapur serves as a link between several employment corridors. The continued expansion of these areas has supported demand for residential projects and strengthened their appeal to real estate investors.
The third investment is a ₹30 crore structured credit commitment for a commercial development on Main Linking Road, North Avenue Road, in Santacruz West, Mumbai.
Mumbai’s western suburbs continue to see strong interest from occupiers and retailers, while redevelopment and infrastructure improvements are reshaping established commercial corridors. The Santacruz West investment adds a commercial asset to Strata’s otherwise residential-focused commitments in the latest portfolio.
Strata Co-founder and CEO Sudarshan Lodha said the company’s approach is centred on understanding demand dynamics at the micro-market level and identifying developments where capital can be deployed effectively.
The investment strategy comes as Bengaluru and Mumbai continue to attract real estate capital, although the drivers differ between the two markets. Bengaluru’s residential growth is closely linked to employment expansion, particularly around technology and GCC clusters. In Mumbai, redevelopment and limited land availability remain important factors shaping investment opportunities.
For Strata, the latest commitments underline the importance of selecting projects backed by established economic and urban ecosystems rather than relying solely on broader city-level market trends.
The company’s ₹131 crore investment plan therefore represents a targeted approach to structured credit, with capital being directed towards specific residential and commercial opportunities across two of India’s major real estate markets.
