Arvind SmartSpaces Acquires Rs 860 Crore High Rise Project on Sarjapur Road, Bengaluru

Arvind SmartSpaces has strengthened its presence in Bengaluru with the outright acquisition of a new high rise residential project on Sarjapur Road. The project, spread across 4.7 acres, offers a total saleable area of nearly 6.8 lakh square feet and carries an estimated topline potential of around Rs 860 crore.

This marks the company’s tenth high rise development in Bengaluru and its second acquisition in the Sarjapur micro market. The move follows another high rise project signed in Whitefield during the third quarter of FY26, underlining the developer’s focused expansion strategy in key residential corridors of the city.

Sarjapur Road has emerged as one of Bengaluru’s fastest growing residential destinations, driven by strong connectivity and proximity to major IT hubs. The project site benefits from easy access to the Outer Ring Road IT corridor, the upcoming Wipro campus and the proposed metro station. These infrastructure advantages continue to support sustained demand from IT professionals and urban homebuyers seeking premium lifestyle offerings.

Since entering the Bengaluru market in 2013, Arvind SmartSpaces has added 14 projects across the region. Of these, six projects have already been delivered while eight are currently at various stages of development. The company’s growing portfolio reflects its strategic emphasis on vertical development and premium housing in high demand urban locations.

With this latest addition, the cumulative new business development topline potential for the year stands at approximately Rs 2,560 crore. Bengaluru’s residential real estate market continues to witness strong momentum, supported by infrastructure upgrades, employment growth and evolving lifestyle aspirations.

The acquisition reinforces Arvind SmartSpaces’ long term commitment to Bengaluru and positions the company to capture rising demand in one of the city’s most sought after residential markets.
