Hiranandani launches ₹300 crore ‘Elements’ senior living project at Chennai Oragadam

Real estate major Hiranandani Communities, part of the Niranjan Hiranandani Group, has entered the fast-growing senior living segment with the launch of ‘Elements’ at Hiranandani Parks, Chennai Oragadam. The ₹300 crore project represents a significant diversification into wellness-oriented housing, designed specifically for India’s ageing population.

Spread across 4.5 acres, the development has a potential of one million sq. ft., featuring 400 premium 2BHK residences of around 700 sq. ft. each, priced from ₹60 lakh onwards. The project will be developed in two phases, reflecting Hiranandani’s continued focus on building integrated, sustainable communities.

‘Elements’ is being developed in partnership with GTB Developers, a company with strong expertise in the senior living space. The collaboration combines Hiranandani’s township development experience with GTB’s operational capabilities to create a world-class ecosystem tailored for senior citizens.

According to Niranjan Hiranandani, Founder and Chairman of Hiranandani Communities, this project aims to redefine senior living by offering a holistic environment with medical assistance, wellness zones, recreational areas, and assisted living facilities. The project also integrates hospitality-style services to ensure comfort, security, and dignity for its residents.

Located within Hiranandani Parks, one of Chennai’s largest integrated townships, the new senior living community will benefit from existing infrastructure such as schools, healthcare centres, retail spaces, sports complexes, and landscaped greens. Oragadam, now one of Chennai’s fastest-growing industrial and residential corridors, enhances the project’s accessibility and long-term investment potential.

With nearly 150 million Indians expected to be above 60 years by 2030, developers are turning their attention to senior housing. Southern cities like Chennai, Bengaluru, and Coimbatore have become strong markets for such developments due to favourable climate and medical infrastructure.
