Panattoni and Edayar Zinc join hands to develop Rs 800 crore world-class industrial and logistics park in Kochi

Global industrial real estate leader Panattoni has announced a strategic partnership with Kerala-based Edayar Zinc to develop a state-of-the-art Grade A+ multi-client industrial and logistics park in the Edayar Industrial Area, Kochi. Valued at Rs 800 crore, this marks Panattoni’s first venture in Kerala, positioning Kochi as a significant destination for international logistics and industrial investments.

The upcoming facility will be a key component of the Kerala Logistics & Industrial City (KLIC) project, a government-supported initiative aimed at transforming Kochi into a global logistics hub. Spread across 20 acres, Phase 1 of the project will offer 5.2 lakh sq.ft. of high-quality industrial infrastructure, designed to cater to sectors such as e-commerce, FMCG, pharmaceuticals, and 3PL logistics.

According to the developers, construction will begin by February 2026, with operations expected to commence by February 2027. The project is envisioned to set a new benchmark in industrial infrastructure by integrating sustainable construction practices, advanced warehousing technology, and environment-friendly design standards.

Panattoni’s entry into Kerala signifies growing investor confidence in the state’s industrial potential, driven by its strong connectivity, port facilities, and skilled workforce. Edayar Zinc’s local expertise and presence in the Edayar Industrial Area further strengthen the project’s foundation, ensuring smooth development and regional synergy.

The project’s Grade A+ classification ensures world-class amenities, efficient layout planning, and adherence to global safety and sustainability norms. Once operational, the park is expected to generate substantial employment opportunities, attract multinational tenants, and enhance the region’s position as a logistics and manufacturing powerhouse in South India.

Industry experts see this as a major boost to Kerala’s logistics and warehousing ecosystem, which has been witnessing rapid expansion along major industrial corridors. With this partnership, Kochi is poised to emerge as a key node in India’s industrial and logistics network, aligning with the nation’s vision for a modern, sustainable, and globally connected supply chain infrastructure.
