
UrbanVault has entered Chennai’s flexible workspace market with approximately 1 lakh sq ft of office space spread across three centres in Guindy and along the Velachery Main Road corridor.
The expansion adds more than 2,000 seats to UrbanVault’s portfolio and makes Chennai the company’s seventh market in India. The new centres are located at Olympia Teknos and UV IPL in Guindy, along with Ceebros Chambers on Velachery Main Road.
Among the three properties, Ceebros Chambers is the largest, covering more than 50,000 sq ft across a stilt-plus-four-floor building. The centre can accommodate up to 1,200 seats and includes a terrace cafeteria and dedicated recreational areas.
Olympia Teknos in Guindy adds around 15,000 sq ft of workspace on the fifth floor of a Grade-A technology park. The centre offers private offices, meeting and collaboration areas, an in-house cafeteria and managed workplace services.
The third centre, UV IPL, spans approximately 25,000 sq ft across a stilt-plus-four-floor standalone building. With capacity for up to 800 seats, it is designed to cater to startups, small and medium-sized enterprises and larger corporate occupiers.
With the Chennai expansion, UrbanVault’s national portfolio has crossed 3 million sq ft across more than 80 centres. The company also expects its annual revenue to cross ₹350 crore in Financial Year 2026–27, reflecting its continued expansion in managed and flexible office spaces.
UrbanVault’s offering extends beyond conventional co-working facilities. The company provides workplace strategy, design, fit-outs and facility management, allowing enterprise customers to manage multiple stages of setting up and operating an office through a single provider.
The Chennai entry comes as demand for flexible office space continues to strengthen across India. According to a recent myHQ report cited in the company’s expansion details, five major flexible workspace operators recorded year-on-year revenue growth of between 26% and 44% in the first quarter of Financial Year 2026–27, with combined revenue exceeding ₹2,250 crore.
Enterprise occupiers remain a major driver of this demand, while the growing presence of Global Capability Centres is also supporting office absorption across major Indian cities.
For UrbanVault, the Chennai expansion strengthens its presence in one of South India’s established commercial markets while adding capacity to serve companies seeking flexible and managed workplace solutions.
