Telangana Govt Approves Special High-Rise Commercial Project in Hyderabad’s Jubilee Hills

The Telangana Government has granted special approval for the construction of a commercial high-rise building in Hyderabad’s upscale Jubilee Hills locality, paving the way for a project that includes additional development rights and planning relaxations. The approval was issued through a Government Order by the Metropolitan Area and Urban Development Department after examining the proposal submitted by the project applicants.

The proposed commercial development will come up on Road No. 10 in Jubilee Hills, one of Hyderabad’s most prominent business and residential corridors. According to the Government Order, the authorities reviewed the representation submitted by C. G. Murali Mohan and other applicants before taking the decision. The government also considered recommendations from the Greater Hyderabad Municipal Corporation, the applicable building regulations, master plan proposals, road widening plans and similar cases where special permissions had been granted in the past.

Based on these assessments, the government authorised the Greater Hyderabad Municipal Corporation to process the proposal by providing specific relaxations under the existing planning framework. The approval allows the commercial building to reach a height of up to 30 metres.

In addition to the approved height, the project has received permission to construct two extra floors through the Transferable Development Rights mechanism. This provision enables developers to utilise additional built-up area while complying with urban planning regulations and compensating for land surrendered for public infrastructure projects.

The Government Order also permits the construction of an environmental deck floor in accordance with prevailing guidelines. Covered balcony projections of up to two metres have also been approved, offering greater flexibility in the building’s architectural design.

A key aspect of the approval is the applicants’ commitment to hand over the required land for the proposed road widening project free of cost. The government considered this undertaking while granting the special relaxations, as the land transfer will support future infrastructure improvements in the rapidly developing Jubilee Hills area.

The latest approval reflects Telangana’s continued focus on balancing urban growth with infrastructure expansion. As commercial demand continues to rise across Hyderabad, such project-specific approvals are expected to play an important role in supporting modern developments while ensuring that road networks and civic infrastructure keep pace with the city’s rapid expansion.
