Tata Power and Singapore based Keppel have joined hands to develop an advanced energy efficient cooling system for Intellion Park, a major commercial development located in Chennai’s Taramani IT corridor. The initiative is being implemented by Tata Power Trading Company, a wholly owned subsidiary of Tata Power, together with Keppel’s Infrastructure Division and Infopark Properties, a unit of Tata Realty and Infrastructure.

The district cooling project will be developed at Intellion Park, a 25.27 acre integrated commercial campus featuring both SEZ and non SEZ office spaces. According to the companies, the facility will have a total installed cooling capacity of 12,100 TR and is scheduled to become operational by October 2026 under a long term 15 year agreement.

The cooling infrastructure will use high efficiency equipment, intelligent control systems and optimised operational processes to improve overall energy performance across the campus. The companies stated that the solution is expected to reduce the park’s energy consumption by nearly 20 percent, supporting lower operational costs and reduced environmental impact.

Intellion Park already operates using green power supplied by Tata Power. The addition of this large scale cooling solution is expected to further strengthen the campus’s low carbon infrastructure and sustainability goals.

Tata Power said the commercial real estate sector is witnessing rising energy demand, especially due to increasing cooling requirements in large office developments. The company believes district cooling systems will play a critical role in supporting India’s long term sustainability and energy efficiency targets.

Keppel also highlighted that cooling infrastructure is becoming an important component in modern commercial real estate projects as developers focus on decarbonisation, operational efficiency and sustainable building technologies.

Industry experts believe projects such as this could accelerate the adoption of centralised cooling solutions across India’s growing IT and commercial office markets, particularly in cities like Chennai, Bengaluru and Hyderabad where demand for Grade A office space continues to rise.
