Strata to Invest ₹96 Crore in Chennai and Bengaluru Residential Projects Through Structured Credit

India’s alternative investment platform Strata has announced plans to invest ₹96 crore across three RERA-approved residential developments in Chennai and Bengaluru through structured credit transactions, reinforcing investor interest in South India’s expanding housing market.

Of the total investment, ₹66 crore has been allocated to two residential projects in Chennai, while ₹30 crore will be invested in a plotted residential development in Bengaluru. The company said the investments are backed by real asset security and multiple risk mitigation mechanisms, reflecting its continued focus on structured credit opportunities within the real estate sector.

In Chennai, the funding will support two residential developments located along the fast-growing Old Mahabalipuram Road (OMR) corridor. These include a 1.75-acre apartment project in Semmancherry and a 3.21-acre villa development in Navalur. Both locations continue to witness healthy demand driven by IT employment, expanding infrastructure and improving residential connectivity.

The Bengaluru investment will be deployed in a RERA-approved plotted development spread across approximately 10.5 acres near Devanahalli. Located less than 16 kilometres from Kempegowda International Airport, the project is expected to benefit from ongoing infrastructure development and increasing residential demand in North Bengaluru.

According to Strata, the structured credit transactions are expected to generate returns of around 16% per annum for the Chennai investments and 17% per annum for the Bengaluru investment. The Chennai investments have a maturity period of 18 months, while the Bengaluru transaction is structured for a two-year tenure.

The company believes both Chennai and Bengaluru continue to offer strong long-term growth potential, supported by infrastructure expansion, employment generation and sustained homebuyer demand. With this latest investment, Strata is further strengthening its portfolio of secured real estate investments while expanding its presence in two of India’s most active residential markets.
