NDR InvIT Expands Southern Footprint with ₹260 Crore Warehousing Acquisition in Kochi and Coimbatore

NDR InvIT Trust has strengthened its position in India’s fast-growing logistics sector with the acquisition of two fully operational Grade A warehousing assets in Kochi and Coimbatore. The deal, valued at approximately ₹260 crore, adds around 0.79 million square feet of leasable space to its portfolio, taking the total operating area close to 22.96 million square feet.

This acquisition marks a strategic entry into Kochi while deepening the trust’s footprint in Coimbatore, both of which are emerging as important logistics hubs in South India. The assets are fully leased and generate stable cash flows, backed by a diversified tenant mix across logistics, manufacturing, and industrial sectors. With a weighted average lease expiry of over five years, the portfolio offers strong income visibility and long-term stability.

The transaction has been structured through a combination of cash and unit swaps, reflecting a capital-efficient expansion approach. This aligns with NDR InvIT’s broader strategy of scaling its portfolio while maintaining financial discipline and ensuring consistent returns for investors.

The growing demand for organized warehousing in cities like Kochi and Coimbatore is being driven by the rapid expansion of e-commerce, increasing presence of third-party logistics players, and the rise of regional manufacturing clusters. Connectivity advantages, proximity to ports, and access to key consumption centers have further boosted the attractiveness of these markets.

With this addition, NDR InvIT now operates across 18 cities, managing a large network of industrial and logistics assets leased to more than 100 tenants. The move reflects a clear focus on tapping underpenetrated but high-growth markets while maintaining high-quality assets within its portfolio.

The acquisition also highlights a broader shift in India’s real estate sector, where institutional investors are increasingly focusing on income-generating warehousing assets. As supply chains evolve and infrastructure improves, such strategic expansions are expected to play a key role in shaping the future of logistics real estate in the country.
