Karnataka Likely to Shelve Rs 1,500 Crore Twin-Tower Project in Bengaluru’s Majestic Area

The Karnataka government is reportedly reconsidering its ambitious plan to build 50-storey twin towers in the Majestic area of Bengaluru. Conceived in 2020 under the then Chief Minister B.S. Yediyurappa, the Rs 1,500 crore project aimed to bring together various scattered government offices under one roof, improving administrative efficiency and optimizing office space in the state capital. However, the project is now likely to be shelved due to repeated tender failures and ongoing technical and financial constraints.

Originally, an 8.8-acre land parcel near the Anand Rao Circle flyover in Gandhinagar was identified for the development. The initial plan envisioned two towers with 25 floors each at a cost of Rs 400 crore, which was later expanded to 50 floors due to revisions in the Floor Area Ratio (FAR). The project received cabinet approval and was expected to transform Bengaluru’s skyline with a modern administrative complex.

Officials had earlier considered implementing the project through a public-private partnership (PPP) model and later proposed to assign it to the National Buildings Construction Corporation (NBCC), a government enterprise known for handling large-scale infrastructure projects. However, both approaches failed to move forward because of technical challenges and lack of financial feasibility.

In 2024, the state cabinet even approved the appointment of a transaction advisor to guide the project, and the Public Works Department (PWD) invited tenders three times — in February, June, and October. Despite these efforts, no bidders came forward, leaving the government with limited options.

Experts have also raised concerns about the project’s location. The Majestic area, already one of Bengaluru’s busiest transit hubs with bus and Metro stations nearby, faces heavy traffic congestion near the Anand Rao Circle and Freedom Park junctions. The addition of more office complexes could worsen the situation without proper road connectivity.

With no viable bids and growing logistical challenges, the Karnataka government may soon decide to drop the twin-tower project altogether, shifting its focus to more feasible urban development alternatives.
