ITC Hotels Targets 250 Properties and 22,000 Rooms in Five-Year Expansion Plan

ITC Hotels is preparing for one of its most significant expansion phases, targeting 250 operating properties with more than 22,000 rooms over the next five years. The plan comes as demand for hotels continues to broaden beyond India’s major metropolitan centres, particularly across pilgrimage, leisure, business and emerging tourism destinations.

Chairman Sanjiv Puri outlined the expansion strategy at the company’s Annual General Meeting, highlighting a pipeline of 78 hotels with more than 8,000 rooms. The company is following an asset-right approach, combining investments in selected properties with management contracts, partnerships and acquisitions.

The strategy is already taking shape across several markets. ITC Hotels is investing in new properties in Puri, Visakhapatnam and Delhi, while expanding its existing hotel in Bhubaneswar. Together, these projects are expected to add nearly 670 rooms.

The company is also widening its footprint through management agreements, particularly in Tier 2 and Tier 3 cities. New hotel agreements have been signed in destinations including Ayodhya, Bodh Gaya, Gandhinagar, Guwahati, Jaipur, Rajgir, Shahjahanpur and Shirdi. These markets are attracting greater attention as travel patterns increasingly combine pilgrimage, heritage, weddings, leisure and business activity.

Visakhapatnam is another important part of the expansion strategy. The planned hotel is expected to benefit from demand generated by IT and data centres, industrial activity and port-led business travel. In Delhi, the proposed five-star hotel at the Yashobhoomi complex is being positioned to serve the convention, exhibition and events ecosystem, with completion expected by 2030.

ITC Hotels is also pursuing inorganic growth, including the acquisition of a property in Kerala and a recently signed property in Ahmedabad. The company had signed 33 hotels with more than 3,300 rooms during the 2025–26 financial year, strengthening its managed hotel pipeline.

The expansion comes alongside strong financial performance. ITC Hotels reported consolidated revenue from operations of ₹4,139 crore in 2025–26, up 16% year-on-year, while profit after tax before exceptional items increased 39% to ₹888 crore.

With domestic travel continuing to support hotel demand, ITC Hotels’ asset-right strategy could allow the company to expand its geographic presence while keeping capital requirements relatively controlled.
