
The industrial and warehousing landscape in India is witnessing an extraordinary surge as it marks its strongest quarterly performance in four years during the first quarter of 2026. This monumental growth is fueled by a significant recovery in the ecommerce sector and a series of high value leasing transactions across major urban hubs. It marks a pivotal moment for the Indian real estate market as logistics assets continue to outperform traditional office spaces in terms of investor interest and occupancy rates.
According to the latest data from leading real estate services firm Colliers India, the market recorded a total leasing activity of 11 million square feet. This represents a substantial 22 percent increase compared to the first quarter of the previous year. The demand is largely driven by three primary sectors which are ecommerce, third party logistics and the automobile industry. Major global and domestic brands including Amazon, Blinkit, Scootsy Logistics, Reliance, Honda and DHL have secured large spaces to expand their operations since the start of 2025.
The ecommerce segment alone accounted for nearly 4.7 million square feet of the total absorption. This figure is double the share seen just one year ago. Experts like Vijay Ganesh from Colliers India highlight that while the long term fundamentals remain strong, developers are staying cautious with new supply due to global supply chain disruptions and geopolitical tensions. However, government policies aimed at boosting domestic manufacturing continue to provide a solid foundation for future growth and help navigate potential risks in the market.
A fascinating shift in the market is the rapid rise of quick commerce platforms. Entities like Zepto, Blinkit and Instamart are aggressively expanding their networks of micro fulfilment centers and dark stores. These facilities are essential for meeting the growing consumer expectation for deliveries within 10 to 15 minutes. This trend is fundamentally reshaping how logistics space is utilized in major cities across India. As the year progresses, the focus on occupier diversification remains a key theme for the sector.
