India’s Top 8 Cities Record 91,729 Home Sales in Q2 2026 as Housing Market Holds Steady

India’s residential property market remained relatively stable in the second quarter of 2026, with home sales continuing to stay ahead of fresh supply across the country’s eight major housing markets, according to PropTiger.com’s Real Insight Residential report.

The eight markets together recorded 91,729 housing sales during Q2 2026, while developers launched 89,161 new units. Although both sales and launches moderated sequentially from the first quarter, demand remained marginally ahead of supply, limiting the risk of a significant increase in unsold inventory.

Chennai stood out for its strong annual sales growth. The city recorded 7,183 housing sales during the quarter, marking a 36% increase from the corresponding period last year. However, new launches declined 43.3% year-on-year, indicating a considerably tighter flow of fresh supply compared with the previous year.

The broader market saw sales decline 4.4% sequentially from 95,973 units in Q1 2026, while new launches fell 4.2% from 93,065 units. Compared with Q2 2025, launches were still higher by 6%, whereas sales were down 6.1%, partly reflecting the elevated base of the previous year.

Mumbai Metropolitan Region remained the largest residential market, recording 24,112 sales. Bengaluru, meanwhile, posted the strongest annual price appreciation among the eight markets, with average prices rising 26% to ₹9,931 per sq ft despite a 9.2% decline in sales.

Pune also crossed the ₹8,000 per sq ft mark for the first time, with prices reaching ₹8,084 per sq ft. Ahmedabad remained the most affordable market at ₹5,295 per sq ft.

The report noted that buyer sentiment in some technology-driven markets was affected by caution around employment trends and AI-led workforce restructuring. Bengaluru, Pune and Hyderabad were among the markets where such concerns influenced demand.

For the coming quarter, festive-season activity could support housing demand, while infrastructure development is expected to remain an important market driver. In Chennai, the expected normalisation of housing supply and progress on Chennai Metro Phase 2 could support activity.

With affordability emerging as a key concern amid rising property prices, developers and buyers are likely to remain sensitive to pricing and financing conditions through the rest of 2026.
