Honeywell Technologies to Deploy Integrated Building Management Systems Across L&T Realty Projects in Mumbai, Chennai

Honeywell Technologies has been selected by L&T Realty to provide integrated building management systems (IBMS) for the real estate developer’s luxury residential and commercial projects in Mumbai and Chennai, bringing a set of building operations onto a single technology platform.

The collaboration is aimed at giving project teams better visibility into day-to-day building operations while improving energy performance, safety and the experience of occupants. Honeywell’s IBMS brings together safety, security, video surveillance and building automation systems, allowing these functions to be managed through an integrated platform rather than separate systems.

For large residential and commercial developments, the ability to monitor multiple building functions from a common system can be particularly useful as projects become more technology-driven. Honeywell said the solution will provide near real-time visibility into operations, helping teams identify and respond to issues while supporting more efficient building management.

The deployment will also include Honeywell Technologies Forge, a cloud-based platform used to support building management and operational insights. According to the company, the L&T Realty collaboration includes one of the early housing deployments of Honeywell Technologies Forge in India.

The partnership covers projects in two of India’s largest real estate markets, Mumbai and Chennai. L&T Realty, the real estate arm of Larsen and Toubro, has a portfolio spanning residential and commercial developments, while Honeywell Technologies specialises in automation and building technologies.

The focus on integrated building systems comes as developers increasingly look beyond construction and handover to the long-term operation of buildings. For occupants and facility teams, areas such as security, surveillance, energy use and building controls are becoming closely connected, making centralized monitoring an important part of modern property management.

Munish Suri, President, Building Automation, India and APAC, Honeywell Technologies, said the company would bring solutions deployed on the Honeywell Technologies Forge platform to enhance occupant experience while simplifying building operations.

The latest collaboration highlights the growing role of automation in real estate, particularly in premium housing and commercial properties. By combining building automation, security and surveillance capabilities on one platform, the system is expected to support more coordinated operations across L&T Realty’s developments in Mumbai and Chennai.
