Hiranandani Communities has strengthened its presence in the Chennai residential market with the launch of Parkville, a new housing project within its 360-acre Hiranandani Parks township at Oragadam. The project is expected to generate a top-line revenue of around Rs 105 crore and is aimed at meeting the growing demand for efficiently designed homes in one of Tamil Nadu’s fastest-developing corridors.

Parkville is a RERA-approved development comprising a single 13-storey residential tower with 180 Smart FIT 2-BHK apartments. Each apartment offers a carpet area of about 684 sq ft and has been planned under the company’s MinMax design philosophy, which focuses on optimum space utilisation without compromising comfort. The homes are also Vaastu-compliant, catering to buyer preferences in the region.

Spread across a 1.3-acre parcel, the project is positioned as an affordable yet thoughtfully planned offering within a large integrated township. Prices for the apartments start at approximately Rs 57.22 lakh, excluding applicable taxes. The project is scheduled for completion by January 2029, providing buyers a clear delivery timeline.

Oragadam has emerged as a key industrial and residential hub near Chennai, housing major manufacturing units, logistics parks and IT facilities. The location’s proximity to employment centres and upcoming infrastructure projects is expected to support steady rental demand and long-term capital appreciation. This makes Parkville particularly attractive to first-time homebuyers, young families and working professionals employed in and around the Oragadam belt.

Residents of Parkville will have access to the larger Hiranandani Parks township ecosystem, which includes schools, a hospital, retail spaces, a clubhouse and sports facilities. The township-led approach offers a balanced lifestyle by combining residential living with social and physical infrastructure within a single development.

According to the company, changing work patterns, urban migration and a growing preference for value-driven housing are shaping buyer demand. With Parkville, Hiranandani Communities aims to address these trends by offering smartly designed homes in a well-planned township environment that supports sustainable and organised urban growth in the Chennai region.
