Brigade Enterprises Q1 FY27 Profit Rises 37% to ₹216.94 Crore Despite Revenue Decline

Bengaluru-based Brigade Enterprises Ltd recorded a sharp rise in profitability during the first quarter of financial year 2027, even as its consolidated income declined from the year-ago period.

The real estate developer reported a consolidated net profit of ₹216.94 crore for the quarter ended June 2026, up 37% from ₹157.95 crore recorded in the corresponding quarter of the previous financial year.

However, consolidated total income stood at ₹1,179.22 crore, compared with ₹1,332.86 crore a year earlier, marking a decline of around 11.5%.

The company recorded overall sales of ₹1,061 crore during the quarter. Average sales realisation increased 21% year-on-year to ₹14,256 per square foot, indicating stronger pricing and realisation from its property sales.

Brigade Enterprises’ real estate segment remained a key contributor to the company’s quarterly performance. The segment generated revenue of ₹707 crore, while EBITDA rose 45% year-on-year to ₹150 crore. The segment reported an EBITDA margin of 21%.

The company’s leasing business also continued to expand. Revenue from leasing increased 9% year-on-year to ₹328 crore, compared with ₹300 crore in the first quarter of the previous financial year.

The latest results highlight a mixed operating picture for Brigade Enterprises, with higher profitability and improved property realisations offsetting the decline in consolidated income. Bengaluru continues to remain one of the company’s important markets across its residential, commercial and hospitality portfolio.

The company has also been expanding its residential presence beyond Bengaluru. In July, Brigade Group launched Brigade Misty Greens, a residential development in Mysuru with a stated revenue potential of more than ₹300 crore.

Brigade’s residential business had also delivered strong numbers in the first quarter of FY26, when real estate revenue reached ₹892 crore, an increase of 22% year-on-year. Pre-sales during that period stood at ₹1,118 crore, while average realisation was ₹11,782 per square foot.

The latest quarter therefore points to improving profitability and pricing strength, even as overall income remains below the previous year’s level. Continued residential sales, leasing growth and higher realisation will remain important factors for Brigade Enterprises as it navigates the next phase of its expansion.
