Arihant Foundations Acquires Prime Anna Salai Land for ₹300 Crore Grade A Office Project in Chennai

Arihant Foundations & Housing Limited has strengthened its commercial real estate portfolio with the acquisition of a prime land parcel measuring over half an acre on Anna Salai (Mount Road), Chennai. The strategically located site, adjacent to Hyatt Regency Chennai, will be developed into a boutique Grade A commercial office project with an estimated Gross Development Value (GDV) of approximately ₹300 crore.

The acquisition marks another significant step in the company’s strategy of expanding its presence in Chennai’s premium commercial real estate market. Located in the heart of the city’s central business district, the project is expected to cater to the growing demand for high-quality office spaces from corporates, Global Capability Centres (GCCs), information technology companies, financial institutions, engineering firms and multinational businesses.

The development will be designed as a boutique Grade A office asset, focusing on modern architecture, efficient floor layouts, premium amenities and sustainable building standards. This acquisition follows the company’s recent purchase of another premium land parcel near Boat Club, reflecting its long-term strategy of acquiring well-located sites in key micro-markets and transforming them into landmark commercial developments. The company is focusing on creating high-specification office assets in central business districts where large land parcels are rarely available.
