HSBC Electronic Data Processing India Private Limited has sub-leased 119,751 sq ft of fully furnished office space at Ecospace Campus in Bengaluru’s Bellandur, committing to rental payments of more than ₹207 crore over an initial five-year term.

Property registration documents accessed by CRE Matrix show that the sub-lease agreement was registered on October 23, 2026. The premises span the first, second and third floors of the campus and include 119 car parking spaces. The starting monthly rent is ₹3.19 crore, equivalent to about ₹267 per sq ft.

The agreement names COWRKS India Private Limited as the sub-lessor and Arliga Ecoworld Infrastructure Private Limited as the principal lessor and confirming party. HSBC Electronic Data Processing India is the sub-lessee. The lease commenced on August 24, 2026, which is also the rent commencement date.

HSBC has deposited approximately ₹19.18 crore as security. The initial term runs for five years, with an option to extend or renew the arrangement for a further five years. The office is being taken on a fully furnished, plug-and-play basis, allowing the company to occupy the premises without undertaking extensive interior fit-outs.

The transaction comes as Bengaluru continues to attract global capability centres, technology companies and multinational businesses seeking sizeable office campuses. Bellandur, along the Outer Ring Road, has developed into an office destination because of its concentration of business parks and access to the city’s technology workforce.

Large transactions in the corridor underline occupiers’ preference for established campuses that can accommodate teams at scale. Ready-to-use offices can reduce the time and upfront work required before operations begin, while providing access to existing building services and shared facilities.

The Bengaluru deal follows another office transaction by the same HSBC entity in Hyderabad. In June 2026, it sub-leased approximately 203,755 sq ft at Phoenix H09 in Avance Business Hub, Gachibowli, for about 4.7 years. The total rent over that term was reported at ₹388 crore.

Together, the transactions indicate HSBC’s continued use of large office facilities in two major Indian business markets. The Bengaluru agreement reinforces the Outer Ring Road’s position as a key destination for corporate office demand.
