Greenbase Industrial and Logistics, a Hiranandani Group subsidiary and joint venture with Blackstone, is expanding in Tamil Nadu with a 215-acre industrial and warehousing programme near Chennai. The development combines 160 acres across Palur and Oragadam with another 55 acres at Arani in north Chennai.

The company has committed ₹2,000 crore to create around 5 million sq ft of built-up industrial and logistics space. The land has been acquired, and construction on the Tamil Nadu portfolio had begun by September 17, 2026. The programme is now moving from land acquisition into development.

At Palur, Greenbase plans a Grade A industrial and logistics park to be delivered in four phases. The layout includes around 2.5 million sq ft of built-to-suit industrial and warehouse facilities across 100 acres. Another 60 acres will be offered as industrial plots, with infrastructure and different development models for occupiers.

The park is expected to attract businesses in renewable energy, automotive, electronics manufacturing, infrastructure technology, heavy engineering and third-party logistics. Planned facilities include heavy-vehicle roads, truck parking, worker amenities, utilities, water and sewage treatment, firefighting systems and round-the-clock security. Green features include landscaped buffers, rainwater harvesting and solar-ready rooftops. IGBC Platinum certification is proposed.

The Palur and Oragadam sites are near the Chennai-Cheyyar Industrial Road and Palur-Oragadam Highway. They also have access to Palur railway station, the Chennai Peripheral Ring Road, Chennai airport and Chennai Port. The surrounding industrial belt includes SIPCOT Oragadam and manufacturing operations linked to Samsung, Nokia, Flex and Foxconn’s Yuzhan subsidiary.

Greenbase has outlined a further pipeline of 4 million sq ft, requiring an estimated ₹1,500 crore. Together, the current programme and planned additions target 9 million sq ft over five years. The Arani parcel adds a second location, extending the platform beyond the established Oragadam cluster.

The expansion comes as manufacturers and logistics operators seek modern facilities close to production centres, suppliers, ports and consumer markets. Greenbase will now need to deliver the proposed phases and attract occupiers as construction progresses. Leasing and plot take-up will determine how quickly the Chennai-region platform converts its land base into operating industrial assets over time.
