
L&T Realty plans to expand its development portfolio from around 71 million square feet to nearly 150 million square feet by 2031, with residential projects expected to account for approximately 85% of the planned portfolio. The real estate arm of Larsen & Toubro is focusing on premium and luxury housing across Mumbai, Delhi-NCR, Bengaluru and Chennai as it prepares for its next phase of growth.
The company’s existing development pipeline covers projects under execution and those at the planning stage. Its expansion strategy combines new land acquisitions, redevelopment opportunities and a stronger pipeline of residential developments in established urban markets. Rather than expanding rapidly into numerous locations, L&T Realty intends to strengthen its presence in markets where it sees opportunities for larger projects and sustained demand.
Residential Projects to Lead Expansion
Residential development is expected to remain the primary driver of L&T Realty’s portfolio growth, while commercial projects will account for the remaining share. The company is targeting premium and luxury housing, with a focus on differentiated residential offerings, technology-led execution and improved customer engagement.
Mumbai, Delhi-NCR, Bengaluru and Chennai will remain central to this strategy. The company is also evaluating selective land and redevelopment opportunities, particularly in established markets where suitable development sites can support new projects.
₹25,000 Crore Launch Pipeline Planned
L&T Realty has outlined a substantial launch pipeline for the 2026–27 financial year. The company plans three to four launches across the Mumbai Metropolitan Region, two in Delhi-NCR and two in Bengaluru, with most launches scheduled from October 2026 onwards.
Projects planned in Gurugram, Bengaluru and Mumbai together carry an estimated launch potential of ₹25,000 crore. The timing and execution of these launches will be important in building the company’s development pipeline and supporting its longer-term growth target.
Technology and Business Consolidation
Technology is another focus area for L&T Realty. The company plans to use an artificial intelligence-enabled command centre to integrate functions including design, cost management, sales, customer relationship management, financial modelling and forecasting. The initiative is intended to improve coordination across project planning and execution.
Separately, Larsen & Toubro is consolidating its real estate assets and businesses under L&T Realty, subject to statutory and regulatory approvals. The move is intended to bring the group’s real estate operations under a unified platform and improve management focus and capital efficiency.
With residential projects expected to dominate its future portfolio, L&T Realty’s ability to secure suitable land, execute planned launches and maintain demand across its key markets will shape its progress towards the 150-million-square-foot target by 2031.
