
Hyderabad’s Raidurg Panmaktha land parcel has emerged as one of Telangana’s most valuable government-owned real estate assets, with auctions over the past two decades generating more than ₹10,000 crore for the state exchequer.
The 420-acre tract, now closely associated with Hyderabad’s Knowledge City, has seen a sharp acceleration in land values in recent years as the city’s western corridor has developed into a major hub for technology, commercial and corporate activity.
Nearly ₹8,000 crore of the total revenue has been realised over the past two-and-a-half years, highlighting the growing demand for strategically located land in the area.
The latest auction provided another indication of the strength of the market. A 5.25-acre multi-use plot offered by the Telangana Industrial Infrastructure Corporation (TGIIC) was sold for ₹1,386 crore. The transaction translated into a record ₹264 crore per acre, around 50.9% above the reserve price of ₹175 crore per acre.
The latest price also surpassed the previous Raidurg benchmark of ₹237 crore per acre, recorded in May 2026 when a 6.29-acre parcel was sold for nearly ₹1,491 crore. Another transaction in June fetched ₹204 crore per acre.
Government data cited in reports shows that TGIIC earned nearly ₹7,000 crore between January 2024 and 2026 by auctioning around 40 acres in the Knowledge City area. The average realisation during this period was about ₹179 crore per acre, substantially higher than earlier auction cycles.
Between 2007 and 2014, the average rate was around ₹19.5 crore per acre. This increased to approximately ₹22.9 crore per acre between 2014 and 2023.
The rise reflects the transformation of Hyderabad’s western growth corridor. Raidurg’s proximity to established IT and commercial clusters, major corporate occupiers and high-value development zones has increased its appeal among developers and investors.
TGIIC has also introduced measures aimed at ensuring transparency in the auction process, including safeguards against bidder syndicates and attempts to influence bidding.
Another auction is scheduled for August 28, when TGIIC plans to offer around five acres from the same Survey No. 83/1. The sale could offer a fresh indication of whether the record price levels seen in recent transactions can be sustained.
For Telangana, the Raidurg auctions highlight the potential of strategic government land monetisation as a source of non-tax revenue. For Hyderabad’s property market, the successive records underline the premium investors are willing to pay for scarce land in established commercial corridors.
