DLF Targets ₹1 Lakh Crore Residential Sales Over Next Five Years

DLF is setting an ambitious target for its residential business, aiming to generate around ₹1 lakh crore in sales over the next four to five years as demand for premium housing continues to remain strong across India’s major urban markets.

The country’s largest listed real estate developer by market capitalisation expects to achieve average annual residential sales of around ₹20,000 crore during this period. According to DLF Chief Business Officer Aakash Ohri, the company remains confident about the outlook for high-end housing and plans to maintain its focus on premium and luxury residential developments.

The strategy comes at a time when India’s residential market has seen a noticeable shift towards higher-value homes. Affluent buyers, professionals and investors have continued to show interest in larger homes and projects offering better locations, amenities and lifestyle infrastructure.

DLF has been expanding its premium housing portfolio across key urban markets, seeking to build on this demand. The company sees luxury housing as an important growth engine for its residential business over the coming years.

While residential development remains a major focus, DLF also has a substantial commercial real estate portfolio. The company owns approximately 50 million sq ft of office and retail assets, which provide a steady stream of recurring rental income.

Despite the scale of this portfolio, DLF does not currently plan to monetise its commercial assets through a Real Estate Investment Trust. Ohri said the company is comfortable retaining direct ownership of its office and retail properties and does not see an immediate requirement for a REIT listing.

The decision is notable as India’s REIT market has expanded in recent years, with developers and institutional investors increasingly using the structure to unlock value from income-generating commercial assets. DLF, however, appears focused on retaining ownership and benefiting from the long-term rental cash flows generated by its portfolio.

The company’s dual strategy of pursuing large-scale residential sales while retaining its commercial assets reflects its broader approach to real estate growth. With premium housing demand remaining resilient, DLF’s ₹1 lakh crore sales ambition will make its upcoming project launches and execution closely watched by the market.

For DLF, the next four to five years will therefore be about converting strong demand for luxury homes into sustained sales while continuing to build a stable commercial rental business.
