Realty firm Brigade Enterprises Q4 PAT falls 24% despite strong sales momentum

Bengaluru-based realty firm Brigade Enterprises Ltd has reported a 24 percent decline in its profit after tax for the fourth quarter of FY26, even as the company witnessed strong sales momentum and healthy project launches during the period.

The company posted a consolidated PAT of ₹190 crore for the January to March quarter compared to ₹249 crore recorded during the same period last year. Revenue for the quarter stood at ₹1,523 crore.

Despite the decline in profitability, Brigade Enterprises maintained strong operational performance across its real estate, leasing and hospitality businesses. The company recorded a sales value of ₹2,521 crore during Q4 FY26, supported by strong customer demand and improved absorption in newly launched projects.

During the quarter, Brigade launched around 4 million square feet of development across seven projects. The company stated that disciplined pricing strategies and positive response to new launches helped strengthen quarterly pre-sales performance.

For the full financial year FY26, Brigade’s real estate business recorded pre-sales of 6.13 million square feet with a total value of ₹7,424 crore. Revenue from the real estate segment stood at ₹4,002 crore, registering an 11 percent increase compared to FY25.

The company also witnessed stable growth in its leasing and hospitality verticals. Leasing revenue increased 12 percent to ₹1,303 crore during FY26. Brigade’s hospitality portfolio maintained an occupancy level of 76 percent during the year, while average room rates increased by 11 percent to ₹7,453. Hospitality revenue rose 13 percent to ₹604 crore.

Managing Director Pavitra Shankar said the company recorded its strongest quarter of FY26, driven by healthy sales growth, strong launch absorption and sustained demand across key markets.
