Brigade Enterprises partners GSS India AIF for premium mixed-use project in Whitefield

Brigade Enterprises has taken a significant step in strengthening its commercial real estate portfolio by entering into a strategic joint venture with GSS India Opportunities AIF Scheme I. The partnership aims to develop a premium mixed-use project in Whitefield, one of Bengaluru’s fastest-growing business corridors.

The agreement was formalised on April 26, 2026, through a securityholders agreement and securities subscription agreement. This collaboration marks another milestone in Brigade Enterprises’ strategy of expanding its footprint in high-value commercial and hospitality developments.

The upcoming project will be developed on an 11.04-acre land parcel and is expected to deliver a total development potential of around two million square feet. The project will feature Grade A office spaces along with a five-star hotel, catering to the increasing demand for integrated work and lifestyle environments in Bengaluru.

Whitefield continues to attract strong interest from corporates and investors due to its established infrastructure, connectivity, and proximity to major IT hubs. With demand for premium office space and hospitality assets on the rise, this project is well-positioned to tap into evolving market needs.

The investment structure involves both Brigade Enterprises and GSS India Opportunities AIF subscribing to securities of Vibrancy Real Estates Private Limited, a wholly-owned subsidiary of Brigade. The fund brings in institutional capital and expertise, further strengthening the execution capabilities of the project.

GSS India Opportunities AIF Scheme I is a SEBI-registered Category II Alternative Investment Fund, managed by Bain Capital Advisors India. The association reflects a growing trend of institutional participation in India’s real estate sector, particularly in large-scale commercial developments.

With this joint venture, Brigade Enterprises continues to align its growth strategy with market demand by focusing on premium developments backed by strong financial partnerships. The project is expected to contribute significantly to Bengaluru’s evolving skyline while reinforcing Whitefield’s position as a key real estate destination.
