Brigade Enterprises Ltd reported a 28.8 per cent year-on-year increase in consolidated net profit to ₹219 crore for the second quarter of FY27, even as revenue declined amid changing business performance across its residential, commercial leasing and hospitality segments.

The Bengaluru-based real estate developer had recorded a net profit of ₹170 crore in the corresponding quarter of the previous financial year. Revenue for the September quarter, however, fell 12.6 per cent to ₹1,250 crore from ₹1,430 crore a year earlier, according to the company’s stock exchange filing.

Despite the decline in revenue, operating performance improved. Earnings before interest, tax, depreciation and amortisation (EBITDA) increased 27.5 per cent to ₹478 crore, compared with ₹375 crore in Q2 FY26.

Residential demand remained a key contributor to the company’s performance. Brigade Enterprises recorded real estate sales worth ₹1,827 crore during the quarter, covering a saleable area of approximately 1.3 million square feet. The company also launched new projects spanning 2.4 million square feet, with an estimated gross development value of around ₹3,000 crore.

Managing Director Pavitra Shankar said residential demand continued to be supported by customers prioritising quality, location, larger homes and improved amenities. The company also reported stronger customer engagement during the festive season across its residential and retail businesses.

Real Estate Segment Records Higher EBITDA

The real estate portfolio generated revenue of ₹760 crore during the September quarter. EBITDA stood at ₹175 crore, registering a 59 per cent increase compared with the corresponding period last year. The segment reported an EBITDA margin of 23 per cent.

The leasing business contributed ₹329 crore in revenue, while EBITDA reached ₹242 crore, marking a 9 per cent year-on-year increase. The segment maintained a healthy occupancy rate of 90 per cent as of September 2026, reflecting continued demand for the company’s commercial office portfolio.

Hospitality Business Also Reports Growth

Brigade Enterprises hospitality segment recorded revenue of ₹161 crore in Q2 FY27, with EBITDA reaching ₹59 crore. This represented a 41 per cent increase in EBITDA compared with the year-ago quarter. The segment reported an EBITDA margin of 37 per cent.

The latest results highlight the different growth patterns across Brigade’s business divisions. While overall revenue declined, higher EBITDA contributions from residential real estate, leasing and hospitality supported the improvement in consolidated profitability.

The company is continuing to build its project pipeline, with new launches and residential sales providing momentum for its real estate business. Its commercial leasing portfolio also maintained 90 per cent occupancy, while the hospitality division delivered stronger operating earnings.

Brigade Enterprises Q2 FY27 performance therefore reflects a mixed financial picture, with higher profit and operating earnings alongside lower consolidated revenue. The coming quarters will show how effectively the company converts its project pipeline and sales momentum into sustained revenue growth.
